Common questions

Will you contact my client without my permission?

No. Inquiries routed through advisors are handled through the channel you specify. We do not contact principals directly unless you instruct us to.

Will NDAs be required for early conversations?

We sign one without negotiation if you ask. Client identities, project scopes, and transaction details are held in confidence with or without paperwork.

How are you compensated?

Brokerage uses standard buyer/seller commission with full disclosure. Construction uses fixed-fee owner's-rep, percentage-of-cost, GMP, or cost-plus. Advisory uses monthly or per-engagement retainers. Structure is disclosed before anything is signed.

Will my client's name end up in your marketing?

No. Client identities are withheld. We do not publish names, addresses, or anonymized case studies without explicit permission.

What if my client already has a contractor or broker?

We work alongside existing relationships when that is what the client needs. Owner's representation engagements often exist precisely because the principal wants an aligned operator overseeing firms already chosen.

How do you handle conflicts of interest across your operating companies?

Each company carries its own engagement, its own license, and its own paper. When more than one is involved on a file, we disclose it before the second engagement starts.

Three structures.

Brokered transactions

Florida-licensed representation under Barefoot Realty & Investments LLC (FL BK3222885). Standard buyer- and seller-side compensation, disclosed to your client.

Owner's representation

Fixed-fee or percentage-of-cost engagement on construction and renovation, separate from any brokerage relationship.

Project & advisory retainers

Monthly or per-engagement retainers for acquisition strategy, dispositions, 1031 exchanges, or estate-level project oversight.
